The gate had stopped opening past 45 degrees and the motor housing showed water intrusion around the arm seal. The arm bracket was intact, which kept this a motor-and-seal job rather than a full frame rework. We removed the old LA400 arm, cleared the mounting surface, installed a new arm with a fresh seal, and reset both travel limits so the gate opens a full 92 degrees and closes soft against the stop. The homeowner walked away with a photo log of the old arm next to the new one, the limit switch positions, and the part number of the seal installed.
Slide Gate Wheel Replacement on a Viking Rack Drive
The gate ground against the track on every cycle and the rack was wearing unevenly because the gate had settled onto flat-spotted wheels. The motor was fine, so we didn’t touch it. We lifted the gate with a floor jack, replaced all four wheels, re-leveled the rack to even contact along its travel, and set the torque limit so an obstruction stops the gate without stalling the motor. The gate would start to close, then reverse, every time. We found the photo-eye (the infrared beam that stops the gate if something crosses the path) misaligned by roughly two inches, and the keypad had corroded terminals from years of Texas humidity. We re-sighted the photo-eye, replaced the keypad with a sealed unit suited to outdoor exposure, and tested the system through twenty complete open-close cycles with a vehicle in the path twice to confirm reversal. The homeowner got a written record of both interventions and a photo of the beam alignment tool on the receiver before we left.
Wrought Iron Gate Weld Repair After a Storm
A line of thunderstorms put enough sideways pressure on this double-leaf gate to crack the top hinge weld and drop the leaf about three inches out of square. We removed the leaf, ground out the old weld, re-welded the hinge with a root pass and a cap pass, then re-hung the leaf and adjusted both hinges until the gap at the center stile evened out. No new parts needed aside from welding rod and a fresh coat of zinc primer. The before-and-after photos in the job record show the crack, the ground surface, and the finished bead.
Mighty Mule Opener Swap with New Control Board and Remote Programming
A power surge from a nearby lightning strike had taken out the control board and two of the three remotes. The actuator arms were still in good mechanical shape, so we replaced the board and reprogrammed the system to three new remotes and a wireless keypad. We also verified the battery backup was holding charge so the next outage doesn’t force re-entry of all programming. The written price covered the board, the remotes, the keypad programming, and a full test of the auto-close timer.
Ghost Controls Leaf Gate Repair with Travel Limit Reset
The homeowner reported the gate “only opens halfway,” which, as Adrian puts it, leaves a fence with ambitions. We found the travel limit had drifted far enough that the gate stopped 14 inches short of the open stop, and one hinge had loosened enough to make the leaf drag slightly at the midpoint of its swing. We reset the travel limits to the physical stops, tightened and re-shimmed the hinge, and photographed the open position against a tape measure held at the gate’s full extension. The new limit settings are documented in the job record so a future service call starts from known values rather than guesswork.
